Welcome to Wisteria 12South. A historic charmer located in the heart of Nashville's most walkable (...and Instagramable) neighborhood, the 12 South District. This funky strip is dripped in murals and lined with celebrated restaurants, bars, galleries, boutiques, and sweet shops. A place where travelers discover the best of local life, off-Broadway. You'll find Dolly Parton's rehearsal studio hidden in a stretch of storefronts home to Holly Williams' (Hank Jr) gift shop and Reese Witherspoon's lifestyle store. Sidewalks and parks host farmers' markets & festivals amongst a vibrant mix of homes and businesses. Walk to Belmont, Hillsboro Village, The Gulch, Vanderbilt, and more. Broadway and the Music City Center Convention Center are just around 2.5 miles, about 7 minutes by car in normal traffic.
This lively neighborhood wasn't always the go-to trendy destination, we enjoy today. We have the early 2000s revitalization efforts of local folks, like this home's owner, to thank for that. A true labor of love by a native Nashvillian with family ties to the neighborhood spanning generations. This home was restored to its 19th-century beauty, through the preservation of its historic materials and features. Inviting rocking chairs on the bungalow front porch open to antique glass & iron accent fireplaces (non-working), high ceilings, artisan leaded glass, transom windows, and custom millwork; the architectural craftsmanship is truly a work of art - it's a vibe!

IMPORTANT THINGS TO NOTE
* There are two completely separate, private residences on this lot. The lanai & terrace overlook the backyard between the Home & the detached Villa. The driveway and backyard belong to the rear Villa and are not available for Guest use without special permission. Free street parking is available all around the home.
* The owner of the rear Villa has a dog, "Churchhill" - you may see/hear him in the yard, but he is never inside the front home.
* Churchill has dibs. We love pets, however, we cannot allow them at this property. We have several other amazing pet-friendly homes, feel free to check them out, or send us an email/inquiry if you have a special situation you'd like us to consider.
* A few steps are required to access the front porch and entrance, as well as the side terrace and firepit. The primary bedroom and bathroom are located on the lower level/main floor. The home features wide entryways into the rooms, and an open layout with the living room, dining room, eat-in kitchen, and french door access to the back patio/lanai all located on the main level. However, some interior doorways to closets are standard width. Stairs are required to access the additional bedrooms and bathroom on the second floor. While we've included measures to make our home more comfortable, it is not barrier-free, and may only be partially accessible, accessible with assistance, or not suitable for all needs. Please take a careful look at the pictures, and feel free to reach out if we can help with further questions.
* 12South is bustling with local businesses, people, pets & vehicle traffic. Potential construction, neighborhood, or city noise is possible.
* For the safety of our Guests & Neighbors, exterior security cameras are located at the entries. NoiseAware sensors monitor & alert if the decibel range exceeds a respectable neighborly volume.
FAQ
Q: WHAT TIME IS CHECK-IN & CHECK-OUT?
A: Check-in is any time after 4:00 PM. Check-out is 11:00 AM. Your secure lock code will be sent to you around 11:00 AM on the day of arrival. This will allow you to check yourself into the property (contactless entry). Please ensure you have the code before you travel. If not, please contact us. There's nothing worse than arriving somewhere new (potentially at night) and not being able to get in! Note: codes are not activated until your check-in time, and deactivate shortly after check-out.
Q: CAN WE CHECK-IN EARLY OR CHECK-OUT LATE?
A: Our property stays booked back to back, and we are not generally able to accommodate early check-ins as we need the full time between guests to prepare. We realize many flights arrive before check-in and will do our best when possible, with no guarantees. Please hold inquiries until the week prior to arrival, and note that we may not know our final schedule until the day before arrival. We will make a note, and let you know if we are able to accommodate. We ask that you do not arrive until your scheduled check-in time, as we currently have a small team and will be unable to pull resources from other jobs to manually override the lock system if we have not confirmed an adjustment to the standard time with you in advance. If you plan to arrive or depart more than 3 hours outside of the posted check-in/out times, we suggest including the pre/post night in your reservation or contacting us to see if we can block the date from other travelers at a discounted rate.
We are unable to accommodate late checkouts.
For security, we do not allow luggage drop-off; several local companies offer secure luggage services, including pickup & delivery to you anywhere in the city, as well as secure luggage locker drop-offs. A: Reservations made on affiliate sites adhere to the cancelation policy on the listing and listing description. Our policies are firm. We love our guests and care deeply about the experience for ALL parties involved. We're a small owner-operated team, not a big hotel or faceless corporation; and we aim to be as flexible as possible with our guests, while also balancing the fact that our rental homes are our livelihood. Thus, when establishing our cancellation policies, we chose what we feel is a fair balance for everyone. We ask that you review the policy selected for your reservation, and strongly advise protecting your trip with separate Travel Insurance. Failure to sign the rental agreement will result in forfeiture of the stay, without refund. An eSigned copy must be on file in order for door codes to be activated, access to the home cannot be granted without a signed agreement, and a copy of the lead guest's photo ID in our booking system, not just with partner travel sites that forward reservations to us. Cancellations for direct reservations made on our website, and those from VRBO, Expedia, and HomeAway will be subject to a 3.25% card processing fee for all bookings and refunds; cancellation refunds will be the amount due less any non-refundable booking processing fees and a refund processing fee. There will be no refund for shortening your stay.
